Inspections are done only at your convenience. It takes approximately 2 to 4 hours (depending on the size of the property) for a trained inspector to complete an inspection. You are invited to follow the inspector step by step. We encourage you to come along and see for yourself and to ask lots of questions. We expect it!!
Inspections are thorough, in-depth, visual examination of the structure and every operating component of the home from the roof to the foundation, inside and out.

What Should A Home Inspection Cover?

But, that's not all. When the inspection is over, the the inspector will prepare a professional designed inspection report that gives easy to read details that will cover all major and minor deficiencies found and any major expenditures coming up.

Pre-contract Inspections:
This inspection is equally beneficial to both sellers and buyers. For sellers, it can alert you to issues you might wish to address before placing your house on the market. For buyers it can alert you to issues that you might wish to deal with while negotiating the contract plus allow you to know what shape the property is in before making your purchase to protect your investment. This inspection also gets the same treatment as our Comprehensive Inspections.

Comprehensive Inspections:
This is our thorough inspection conducted in accordance with ASHI standards. Results are delivered on site or the following day using an established and well respected reporting system. This service is valuable for both conscientious sellers and careful buyers. This inspection will cover all of the major systems of a house, including structure, exterior, roofing, electrical, heating, cooling, insulation, plumbing, interior, and any optional inspected item you may choose to add like pools, spa, well, pest, septic and so on.

Final Walk-throughs:
This inspection is done just before closing on your contract. It is to verify that all items (if any) within your contract has been taken care of and to see that the property is in the same shape or better than it was when it was originally inspected and to be certain that there will be no hidden findings or problems after you close.

Site Re-Inspections:
If you had a property inspected and there were findings that needed to be fixed, replaced, changed or taken care of, this re-inspection will inspect those findings and verify that they were taken care of and fixed correctly.

Pest inspections:
This inspection will consist of an interior and exterior examination of the home looking for wood destroying insects, including termites, carpenter ants, carpenter bees and what are commonly referred to as powder post beetles. The inspection will consist of identifying and reporting existing and/or potential future problems with pests and pest infestation. A member of the inspection team inspecting your home or property will be a certified pest control operator.

Periodic Maintenance & Safety Inspections:
Identifying potential maintenance and safety issues early, before they become a problem, is always much less expensive than repairing damage or injury. This includes a ground level inspection of the roof, a review of site drainage, a check for visible evidence of water leakage and water infiltration, a condition check of the of exterior surfaces and windows, observation of fireplaces, and a review of the mechanical systems (plumbing, electrical, and HVAC). A periodic physical exam helps ensure your good health. Likewise, a periodic inspection of your home (probably your largest single asset) helps ensure its good health. This exam is a wise investment.

Well & Septic Inspections:
These two optional inspections will include the inspection of all components of your well or septic system to ensure proper installation, operation and report any defects or findings that need taken care of or fixed. The well and septic system could be one of the most expensive repairs if one or both shut down or something happens to them. If the property has one or the other, we highly recommend having them inspected for more assurance and piece of mind.

Radon Gas Inspections:
Every home has radon gas within it, but the dangers are not known unless you have the home tested. High levels of radon is attributed to being the second major source of lung cancer in the United States and the EPA recommends that all residences located under 3 stories off the ground be tested for the presence of this gas. We highly recommend having the presence of radon gas inspected for more assurance and piece of mind.
