 COMPREHENSIVE PROPERTY INSPECTIONS:
Our comprehensive property inspections help provide your peace of mind by giving valuable information on the investment you are about to make. We provide a visual examination of more than 400 items from the foundation to the roof. Below, you will find a general list of what's included with our inspections.
Exterior
Grounds, drainage, driveways, walks, patios, decks, foundation, structure, siding and wall coverings, trim, doors, windows, lighting, gutters, garage and carport.
Roofing
Roof structure, roofing materials, chimney, flashing, skylights and gutters.
Interior
All interior rooms, built-in kitchen appliances and fixtures, hardware, windows, doors, lighting, bathroom fixtures, floor coverings, attic area and insulation.
Plumbing
All visible plumbing, supply lines, waste lines, shut-off valves, water heater, sump pumps.
Electrical
All visible electrical wiring, lighting, electrical outlets, electrical switches, fixtures, door bell, service entrance, service panel, sub panels and junction boxes.
Heating System
Compete heating and air conditioning system, base board heaters, interior wall mounted units, filters, controls, air ducts and registers.
OPTIONAL INSPECTIONS:
In addition to our general property inspections, our inspectors are trained to perform a large variety of optional services for an nominal fee.
Termite Inspection
Also known as a Wood Destroying Insect Report. All our inspectors are State licensed termite inspectors. Our reports include any evidence of termites, past or current treatments and any past or current visible damage.
Well and Septic Systems
We test the full operations of the well, well pump, wiring and offer environmental water quality testing through a governmental regulated laboratory.
We test the full operations of the septic system including pumps, wiring, tanks, flow, size and perform special dye tests. We include a fiber optic camera scan of the lines from distribution to the drain field. Our inspectors are certified with the state and local counties.
Radon Gas Testing
Radon gas is the second leading cause of lung cancer in the United States. All properties have some levels of Radon gas. Radon gas is invisible and odorless so there's no way to know if the property has high levels or not. Our electronic continuous monitors record the levels of Radon gas in the property over a minimum 48 hour period.
Most inspectors have to send their test kits off to an out of state lab and can take up to a week for the results, we provide you with a complete on-the-spot report of the readings and the overall average. For more information, visit http://www.epa.gov/radon.
Lead Swab Testing
Lead in the home is very dangerous and should be checked. Homes built in the 1960's or earlier will most likely have lead in the paint or plumbing. Lead poisoning is a threat, especially to young children. It can cause major health issues and birth defects.
