A Home Inspector's Guide to a Safe Fourth of July

The Fourth of July is one of my favorite holidays.

Good food.

Great friends.

Backyard barbecues.

Kids chasing fireflies.

The smell of charcoal floating through the neighborhood.

And at least one person insisting they can grill 37 hamburgers at the exact same time.

It's about celebrating America's birthday, spending time with family, and making memories.

It's also one of the busiest weekends of the year for house fires, deck accidents, and preventable home damage.

As a home inspector with Midwest Inspect, I've seen what happens when a great cookout turns into an expensive insurance claim.

So before you light the grill, spark up the smoker, or declare yourself Captain of the Backyard BBQ Brigade, here are a few tips to help keep your celebration safe—and stress-free.

🔥 Give Your Grill Some Personal Space

Every summer, I see grills parked right next to:

  • Vinyl siding

  • Wooden railings

  • Patio furniture

  • Dry landscaping

  • Decorative flags

  • Garage doors

I get it.

It's convenient.

But convenience and fire don't always get along.

Heat from a gas grill or smoker can melt vinyl siding surprisingly quickly, scorch wood, or ignite nearby combustible materials.

A good rule of thumb?

Keep grills at least 10 feet away from your home, deck railings, and anything that can burn.

Also:

✅ Check propane connections for leaks (a quick soap-and-water test works great)

✅ Clean grease buildup from trays and burners

✅ Never leave a lit grill unattended

Midwest Inspector Translation:

Your brisket should be smoked.

Your siding should not.

🪵 Before the BBQ... Check the Deck

If your deck is hosting twenty family members, three coolers, two dogs, and Uncle Bob demonstrating his "famous cannonball," it needs to be structurally sound.

Take a few minutes to check for:

✔ Loose railings

✔ Soft or rotted boards

✔ Wobbly stairs

✔ Loose posts

✔ Protruding nails or screws

✔ Proper attachment to the house (ledger board secure and flashed)

Decks don't usually fail without warning.

They leave clues.

The Fourth of July just isn't the day you want to discover them.

Midwest Inspector Translation:

If your deck bounces more than the kids on the trampoline... let's not invite everyone over.

🌳 Look Up Before the Fireworks Start

Dead tree limbs don't care that it's a holiday.

Summer storms and strong winds can turn hanging branches into unexpected projectiles.

Take a look around your yard for:

  • Dead limbs

  • Broken branches

  • Limbs hanging over gathering areas

  • Branches contacting electrical service lines

If you're planning fireworks:

✅ Keep them well away from trees, roofs, and dry grass

✅ Have a hose or bucket of water nearby

✅ Soak used fireworks before disposal

Bonus points if you avoid parking underneath questionable branches.

Midwest Inspector Translation:

The only thing falling on the Fourth of July should be fireworks.

💨 Keep Your Air Conditioner Happy

Nothing says "Happy Independence Day" quite like your air conditioner quitting halfway through a 95-degree afternoon.

Before guests arrive:

✅ Replace the air filter

✅ Clear weeds and shrubs at least 2 feet around the outdoor unit

✅ Gently rinse debris off condenser coils

✅ Keep furniture away from return air vents inside

✅ Close blinds or curtains during peak heat hours

Your AC is already working overtime.

Don't make it fight bushes, cottonwood fluff, and clogged filters too.

💧 Watch Where the Summer Storms Go

July thunderstorms have a way of exposing drainage issues.

After a heavy rain, take a quick walk around the house.

Look for:

  • Standing water

  • Overflowing gutters

  • Downspouts dumping water near the foundation

  • Soil erosion

  • Water pooling near basement windows

Quick fixes can include:

✅ Extending downspouts at least 5–10 feet away from the home

✅ Cleaning gutters before storm season

✅ Adding soil to improve grading away from the foundation

Water is patient.

It only needs one opportunity.

Midwest Inspector Translation:

Your foundation prefers fireworks over floodworks.

⚡ Electrical Safety for Outdoor Fun

With music, fans, lights, and maybe even a bounce house, your electrical system gets a workout too.

Before plugging everything in:

✅ Use outdoor-rated extension cords

✅ Avoid overloading outlets or power strips

✅ Make sure exterior outlets are GFCI-protected

✅ Keep cords away from walkways and water

✅ Check for damaged cords or exposed wires

Electricity and summer fun can mix—just not carelessly.

🇺🇸 Don't Forget the Little Stuff

Before guests arrive:

✔ Test smoke alarms and carbon monoxide detectors

✔ Secure loose handrails

✔ Coil up extension cords

✔ Pick up trip hazards

✔ Keep a fire extinguisher nearby (and know how to use it)

✔ Lock gates around pools or hot tubs

✔ Keep pets secured during fireworks

None of these things are exciting.

Neither is an ambulance showing up during dessert.

🏠 Remember Why We Celebrate at Home

As a home inspector, I spend every day looking at houses.

But homes aren't just lumber, shingles, concrete, and drywall.

They're where families gather.

They're where traditions begin.

They're where kids catch lightning bugs for the first time.

They're where grandparents tell stories on the deck.

They're where memories are made.

The Fourth of July reminds us how fortunate we are to enjoy those moments with the people we love.

Taking a few minutes to make your home a little safer helps protect those memories for years to come.

Final Thoughts

This Independence Day, enjoy the burgers.

Enjoy the fireworks.

Enjoy the laughter.

Just don't let your grill become part of the exterior siding.

Or have your deck become the evening's most exciting attraction.

A little preparation goes a long way toward keeping your celebration fun—and incident-free.
