Some of the most expensive home repairs I’ve seen started with something small.
Really small.

More specifically:
A missing or failed GFCI receptacle.
And that tiny safety device can be the difference between:
a minor repair,
a serious electrical hazard,

As a home inspector with Midwest Inspect, I see GFCI-related defects all the time.
And before starting my own inspection company, I worked as a residential home inspector for a large rental home company, where I inspected hundreds of houses.

That’s why GFCI protection is commonly associated with areas where electricity and moisture may meet, including:
bathrooms
kitchens
garages
basements
exterior receptacles
laundry areas
other required locations depending on the installation and applicable standards

Let’s imagine a very common scenario.
There’s an exterior outlet on the back of the house.
The cover is weathered.
The receptacle is older.
And there’s no GFCI protection.
The homeowner has probably walked past it a thousand times.
Nothing has happened.
So it becomes one of those:
“I’ll get to it eventually.”
problems.
Maybe replacing or correcting the receptacle costs around the price of lunch, depending on what is needed.
Small problem.
Easy to postpone.
And that’s where homeowners sometimes get into trouble.

Twenty minutes later the weather alert says:
“Seek shelter immediately.”

A breaker trips.
Worst-case scenarios can involve:

damaged wiring

And once an electrical problem turns into a fire or significant property damage, that $12 conversation is over.

insulation replacement
smoke remediation
flooring
painting
restoration contractors

Why I See GFCI Problems So Often
During my years inspecting rental homes, GFCI defects were one of the most consistent findings I documented.
And there are several reasons why.
Sometimes the house is older and the electrical system predates modern protection requirements.
Sometimes a receptacle failed years ago and nobody noticed.
Sometimes renovations were completed and protection wasn’t installed correctly.
And sometimes homeowners simply don’t realize a GFCI is no longer functioning.
After all, an outlet can still look perfectly normal.
There’s no smoke.
No sparks.
No flashing sign saying:
“HELLO, I AM NO LONGER PROTECTING YOU.”
That’s why testing matters.
The Two Buttons Everyone Ignores
Most GFCI receptacles have two buttons:
TEST
and
RESET
They’re not decorative.
Pressing the TEST button should cause the receptacle to trip and shut off power.
Then RESET restores it.
If it doesn’t trip properly?
That’s something worth addressing.
And remember:
Some regular-looking outlets may be protected by a GFCI device located elsewhere upstream on the circuit.
So not every protected outlet necessarily has buttons on it.

What I Look For During a Home Inspection
When inspecting electrical receptacles, I’m looking for things such as:
presence of GFCI protection where applicable
proper operation

A failed GFCI is usually a relatively small item in an inspection report.
But small doesn’t mean unimportant.
That’s the point.
Buyers: Don't Panic Over Every GFCI Defect
This is also important.
A missing GFCI does not mean:
“RUN AWAY FROM THE HOUSE.”
In many cases, it may be a straightforward correction by a qualified electrician.
Home inspections aren't about making every small defect dramatic.
They're about understanding:
what the issue is,
why it matters,
and what should be done about it.
A $12 component should not scare you away from a great home.
But it should still be taken seriously.
Sellers: This Is Exactly the Kind of Thing Worth Fixing Before Listing
For sellers, this is one of those small items that can make an inspection report feel much cleaner.
Before listing a home, consider checking:
bathrooms
kitchens
garage receptacles
exterior outlets
basement receptacles
A pre-listing inspection can help identify these small safety items before a buyer's inspector does.
And let's be honest:
Fixing a few inexpensive defects before listing is much easier than explaining twelve inspection findings during negotiations.
Realtors: Small Defects Need Context
This is where a good home inspector can make a big difference.
The goal isn't to hand buyers a report full of alarming red boxes and walk away.
A good inspection explains the difference between:
A $12 safety correction
and
A $20,000 structural repair.
Both belong in the report.
They just shouldn't be treated the same.
That context helps buyers make better decisions and helps Realtors keep transactions moving without minimizing legitimate safety concerns.
The Bigger Lesson
This article really isn't about a receptacle.
It's about maintenance.
Homes rarely jump directly from:
“Everything is fine.”
to
“Here's an $18,000 repair bill.”
There's usually a warning first.
A small leak.
A loose gutter.
A missing shingle.
A failed GFCI.

The homeowners who catch those little problems early are often the ones who avoid the enormous repair bills later.
